Our core business concerns the acquisition and management of commercial property on behalf of our partners. These functions also provide Anaro with a framework and opportunity to fulfil a range of mandates for investors when acquiring assets in New Zealand. Our services include;

Investments
Anaro takes advantage of its experience and strong relationships across the industry to identify, conduct due diligence, and efficiently execute transactions, regardless of complexity, at attractive investment metrics.
The primary focus is to buy good quality, income producing assets, where there is strong evidence of longevity of value and good prospects for income and capital growth. Our real estate strategies are broad, ranging from core to value-add, with platforms dedicated to large format retail, warehousing and logistics, office, hotels and accommodation.
Our depth of experience also provides our partners with opportunities to generate higher returns from more structured investments. For example we will work with building owners on sale and leaseback transactions or, where returns are sufficiently attractive, with developers to acquire land and to fund construction through to take-out and exit.
Regardless of the particular strategy chosen our processes determine that for each investment a separate vehicle “the Company” is established. Once established we assist investors to appoint a Board of Directors from the investor pool to ensure owners can influence all facets of any major decisions affecting the asset.
Thereafter, and in order to determine the services to be provided by Anaro, the Company enters into an agreement with Anaro which clearly defines and sets out Anaro’s role and responsibilities in the ongoing day to day management of both the asset and the Company.

Asset Management
Anaro covers every aspect of the management of the physical asset, all regulatory and reporting requirements, and all investment, legal, financial and administrative aspects of the Company’s operation and ownership.
Our principle focus is to unlock value by proactively addressing any physical or operating issues through aggressive asset management. From this perspective management of the asset requires a broad mix of inputs from those within Anaro responsible for finance, strategy and maintenance of physical value.
The starting point for investment strategy is stated on acquisition, and deals with matters such as tenant management and lease expiries, capital expenditure programmes and market conditions. Management strategies are then reviewed regularly in full for each year of ownership and re-stated or revised depending on market conditions. Annual meetings are held and Anaro’s recommendations are submitted to our shareholder partners for approval.
Primary responsibility for the day-to-day management of individual properties sits with our dedicated property managers who deal with repairs and maintenance and, with the direction and assistance of our leasing managers, any tenant related queries. We also make use of centralized facilities management functions where we see the concentration and scale of the wider group’s assets might benefit.
Anaro constantly monitors market conditions and engages with other market participants to ensure our investment strategies are set against a full understanding of the market in which any particular asset sits.

Separate Accounts
Globally there is a shift towards separate accounts as institutional investors, family offices and high net worth individuals move away from pooled investment funds to more direct ownership structures, as they look to avoid expensive fee structures and to gain more direct control over their property investments.
If the search for better returns is to be achieved, investors will need to look beyond increasingly crowded traditional geographic locations and a give greater consideration to specific property performance or market sector when making investment decisions.
New Zealand has long been considered too far away and too illiquid a destination for international capital, despite being productive and well located for markets in both east and west, economically stable and with strong legal frameworks. But the country is worthy of further investigation and there is an increasing awareness of the country’s growing status as a safe haven investment destination.
Latterly we have seen global capital making its way to these shores as investors recognise the need to search further afield and it is this flow of cross-border capital into our mature domestic property markets which has greatly improving perceptions of liquidity.
Anaro are positioned to accept mandates to act in the New Zealand market to acquire and manage commercial real estate on behalf of domestic and offshore investors, to provide a domestic investment expertise, management and a voice in an unfamiliar markets.
